Services We Provide

Commissioning, Testing & Balancing

The core to our business is the Commissioning and balancing of Ventilation, Heating and Chilled Water Systems.

Our Engineers are vastly experienced and can often advise of any changes to design criteria or system components prior to commencing any physical commissioning works.

All our works are carried out in accordance with Part L of building regulations, CIBSE codes and BSRIA guidelines.

Systems balanced to design specifications and Handed Over – Mission Accomplished!

Seasonal Commissioning is a process which looks at the performance of systems throughout the year under differing conditions and demand – e.g. winter/summer. The heating and comfort systems have been set to achieve specific design parameters, which may change following the handover of the project and will be judged by the building occupants.

Some ‘Fine Tuning’ may be needed, even if the systems are performing to those design requirements, the actual comfort levels will be questioned.

  1. Review the operation of Plant equipment; Boilers, LTHW Pumps and heating / cooling systems.
  2. Questionnaire distributed to building occupants to identify any areas of concern.
  3. Review set points of control systems.
  4. Monitor temperatures with a hand-held device.
  5. Engineers Observations and Summary
  6. Compile a report for the attention of the client.
  7. Liaise with the client for any adjustments and record in a log book.

The Commissioning and Balancing of Domestic Water systems is essential in order to safeguard public health. AIRAID engineers are professionally trained to ensure that domestic water services are safe. Ensuring a system is maintaining temperature in all areas to prevent the risk of Legionella;

  1. Record tap temperatures
  2. Balance return loops
  3. Set TMVs and Water Heaters to desired set points
  4. Provide detailed report documentation
  5. Witnessing and demonstration to design consultant / accepting authority

Water Treatment & Chlorination / Disinfection

Working closely with carefully selected partners, we can provide the water treatment, flushing and dosing requirements for any Closed Water System.

  • Closed system Pre-Commission
  • Chemical Flushing and Treatment
  • Monitoring and Testing

Any unused/stagnant system, new installation, alteration to pipework or suspected contamination of pipework will require chlorinating / disinfecting to meet the standards of BS8558 and legionella control under AcoP L8, HSG 278 and the local water authority.

Following a fresh water flush, a suitable chemical disinfectant is introduced to the system and drawn through the system components where it is left at the correct concentration for a period of time before flushing out with fresh water again.

  • Sampling of water quality via UKAS accredited laboratory analysis

Fire Damper Testing & Inspection

Nobody needs reminding how devastating a fire can be.

Fire Dampers are crucial in preventing the spread of fire in a building. Ensuring that these fire dampers are regularly checked and maintained can save lives.

All our engineers are trained, experienced and fully competent in fire damper testing, maintenance and inspection.

Our Fire Damper Testing service will;

  • Identify and locate every damper within a building
  • Carry out an inspection, clean, drop test and reset of each damper
  • Photographic evidence of damper open/closed, defects or access issues
  • Reports will indicate pass or fail
  • Any failures will be submitted for remedial action*
  • All dampers are clearly marked / tagged, photographed and cleaned
  • Provide an in-depth report of all dampers to supplement your O&M manuals

*Any remedial works will be submitted to the client with a plan for resolving. Further testing/inspection will be required following the works.

Legislation

BS 9999:2017 states that arrangements should be made for all fire dampers to be tested at regular intervals by a competent person on completion of the installation and at least annually, and to be repaired or replaced immediately if found faulty. Spring operated fire dampers should be tested annually and fire dampers situated in dust laden and similar atmospheres should be tested much more frequently

Duct Pressure Testing

Ductwork Pressure Testing is a crucial aspect of commissioning for new buildings and installations. Our engineers are trained and fully conversant with the methods and calculations to carry out pressure testing to ensure that any air leakage is within the allowable rate defined by BESA DW143.

  • Drawings requested to accurately quote and outline scope of works
  • Ductwork divided into sections for testing purposes
  • Terminals and open ends blocked off with suitable material
  • Ductwork placed under pressure to DW143 specifications
  • Results calculated and witnessed on site
  • Any issues to be resolved by the client/duct installation contractor
  • In depth report provided electronically

Legislation

BESA DW143 outlines the allowable leakage rates for low, medium and high class ductwork systems. Our high sensitivity testing equipment allows us to test all ductwork classes from A to D. Kitchen Extract LEV systems installed in accordance with DW172 are class A installations unless otherwise stated.
